A home loan top-up for solar
If you already have a home loan, a top-up is often the cheapest way to borrow for a larger solar system. The bank lends you more against the same house, so the rate usually sits closer to your home loan than to a personal loan.

How a top-up works
A top-up is a second loan added to the home loan you already have, secured against the same property. The bank already knows the house and your repayment record, which is why it is usually willing to lend on better terms than it would unsecured.
Why it is often the cheapest route for a larger system
Because the loan is secured, the rate is usually lower than a personal loan’s and closer to a home loan’s. It can also run for longer, which keeps each repayment smaller. For a system larger than the ₹2 lakh collateral-free limit of the PM Surya Ghar loan, such as a 5 kW home system or a hybrid with batteries, a top-up is often the better fit.
Who can get one
Generally, someone who:
- already has a home loan with the bank, or is moving one to it
- has repaid it on time for a period the bank sets
- has enough value left in the property above what is owed
Each bank sets its own conditions, so ask yours what it needs.
What to check before you sign
- The rate, and whether it is the same as your home loan’s or higher.
- The processing fee and any other charges.
- The term. A longer term lowers each payment but raises the total interest.
- Whether you can repay early without a charge, which matters if you plan to use the subsidy to pay it down.
The top-up and the subsidy
A top-up does not affect the subsidy, which depends on the system. If you are claiming PM Surya Ghar, the subsidy is paid into your own bank account after the DISCOM inspection and you repay the top-up on the bank’s schedule regardless. The panels must be DCR; see DCR and non-DCR panels.
